BCC RiskSMART & BCC SealSMART

Applications lodged under RiskSmart by Toohey Survey will attract a discount off the standard council assessment fees. The advantage of using the RiskSmart assessment process is reduced timeframes for approval. Under RiskSmart, an approval for the proposed development will be five business days from payment of lodgement fee (provided no critical issues identified), where a normal Development Application may take up to 3 months.

RiskSMART is suitable for a range of low-risk development types which includes the following:

• Multiple dwelling and dual occupancy
• Dwelling house or house extensions
• Reconfiguring a lot
• Centre activities
• Industry developments
• Commercial developments

Applications lodged under SealSMART by Toohey Survey will attract a discount off the Compliance and Inspection fee. The advantage of using the SealSMART assessment process is reduced timeframes for approval. Under SealSMART, Council aims to seal the survey plan within five business days from payment of lodgement fee (provided no critical issues identified), whereas a normal Plan Sealing application may take up to 20 business days.

LCC Express Seal

The advantage of using the Express Seal assessment process is reduced timeframes for approval. Under Express Seal, Council aims to seal the survey plan within two business days from payment of the infrastructure charges and lodgement fee (provided no critical issues identified), whereas a normal Plan Sealing application may take up to 20 business days.
